Estate agents subscribe to receive ranked, scored prospect lists for their territory. Recurring revenue per agent, per postcode sector. Agents pay for access to motivated sellers they cannot identify through any other channel, and for Aime, the AI concierge that turns a prospect record into a ready-to-send outreach. This is the primary revenue driver: subscription SaaS with high retention, tied to territory exclusivity.

Owner intelligence
Property owners access their property score, market position, EPC status, and sale-readiness briefing through a dedicated owner portal. Premium subscription or one-time report. Premonitia captures the owner at the moment of consideration, before any agent is called, and becomes the trusted first step in their sale journey. The owner portal creates a direct channel to the supply side of the market.

Data licensing
Intelligence reports, data briefings, and bulk dataset access for institutional buyers, property portals, financial media, and mortgage lenders. Premonitia's scored dataset, seller probability at the individual property level, updated monthly, has direct applications in mortgage lending decisions, RICS valuation support, institutional acquisition targeting, and portfolio risk assessment.

Proprietary Scoring Engine
3.9M transactions. A model competitors cannot replicate.
The Premonitia scoring model is trained on millions of London residential transactions going back to 1995. It identifies the statistical conditions that precede a sale at a level of granularity that requires years of proprietary data accumulation to build. Competitors entering today face a structural data deficit measured in years, not months.
Network Effect
Agent activity compounds signal quality.
As more agents use the platform to prospect, their outreach activity and instruction conversions feed back into sale-timing predictions, improving score accuracy for all subscribers. The more agents on the platform, the sharper the model becomes. This is a classic data network effect: the product improves with usage in a way that deepens the competitive moat over time and increases switching costs for established subscribers.
Upstream Position
Six months of lead time over every portal and aggregator.
Rightmove, Zoopla, and OnTheMarket see a property the moment it lists. Premonitia identifies the same property as a probable seller six to eighteen months earlier, before the owner has decided, before the agent has been invited to value, before the listing has been prepared. This upstream position is not a feature; it is the product. No portal can replicate it without rebuilding the data infrastructure from scratch.
Structural Tailwinds
Four converging pressures, none of them transient.
EPC-C compliance deadline, mass fixed-rate mortgage expiry, corporate landlord yield compression, and leasehold reform uncertainty are four independent, structural forces creating motivated sellers at scale in London. None of these will resolve quickly. Each creates a multi-year pipeline of identifiable, data-scoreable owners who are moving toward a sale decision. Premonitia is positioned to be the first point of contact for all of them.

EPC-C Mandate
760,000 London flats rated EPC D or below face mandatory upgrade or exemption by 2028. Non-compliant landlords face disposal or significant capital expenditure. A multi-year motivated-seller pipeline, already visible in the data.
Fixed-Rate Expiry Wave
Over one million London fixed-rate deals expire in 2025–26. Payment shock at reversion rates is the single largest near-term driver of motivated seller activity. The wave is forming now and will peak before October 2026.
Corporate Landlord Pressure
263,000 limited companies hold 2.9 million London residential properties. Rate-driven yield compression and the EPC-C deadline are converging on corporate portfolios, triggering portfolio disposals at scale. Premonitia scores corporate owners alongside individuals.
Post-Covid Cohort Maturity
282,850 pandemic-era purchasers are approaching five years of ownership, the peak of the historically observed resale window, carrying only +6.4% median gain. The motivated-seller wave from this cohort peaks in 2026–27.
Leasehold Reform
Ongoing reform to leasehold legislation is creating uncertainty for owners of London's 35% leasehold residential stock. Regulatory uncertainty accelerates disposal decisions, particularly among corporate and portfolio holders.
Rate Environment
Even as base rates normalise, mortgage costs remain materially elevated versus the 2020–21 acquisition period. The cost of holding is structurally higher for a large cohort of recent purchasers, compressing the timeline to motivated sale decisions.

Scores refresh monthly. Territory exclusivity is available in most sectors.
Aime: AI Concierge
AI working partner for agent prospecting.
Aime is the AI concierge embedded in the Premonitia platform. Agents ask Aime about any London address and receive a structured intelligence briefing: ownership history, transaction timeline, EPC position, estimated value, and motivation analysis. Aime also drafts outreach letters, door-drop copy, and follow-up emails, calibrated to the owner's specific situation. Aime is powered by our proprietary property dataset, not a generic LLM.
Owner Portal
The supply-side channel. In development.
The owner-facing portal gives property owners direct access to their property score, market position, and sale-readiness briefing. Owners who engage become pre-qualified prospects that can be matched to agents on the platform, creating a closed-loop demand generation channel. The owner portal is in active development and represents the most significant near-term revenue and network expansion opportunity.

Premonitia publishes data-driven intelligence reports on the London residential market, distributed to agents, owners, media, and institutional audiences. Four reports published to date, covering EPC compliance, corporate ownership, resale cycles, and post-Covid cohort analysis.
